Negotiating Against Ourselves: The Major Challenge of Success in Real Estate!

A Real Estate Career is not for the faint of hearts; it is a Challenging Pursuit, and one of the Major Obstacles to Achieving Success is “Negotiating Against Ourselves.” While most Real Estate Agents understand the importance of keeping their promises to clients, they often Struggle to Keep their Promises to Themselves. This insidious absence of Self-Integrity in some, can have serious consequences that can Derail their progress.
When we Fail to keep our promises to Ourselves, our minds Negotiate against “Our Will,” and Excuses begin to take over. Our intentions start to wane, and we find ourselves unable to take the Necessary Actions to move forward. This is why it's vital to develop a strong sense of Self-Integrity and Commit to following through on The Promises we make to Ourselves.
One of the biggest challenges that Real Estate Agents face is the Fear of Rejection. Many Agents know what They Need To Do to become Successful Listing Agents, but they often find themselves looking for Alternatives to avoid confronting their fear. We know where the Homeonwers are – yet we fail to Call them, Door-Knock them, or even Mail them. This can lead to a lack of action and ultimately, a failure to Get Listings.
To overcome this challenge, it's important to Take Action regardless of how we feel. The best actions are those that we take even when we don't feel like it. By infusing the philosophy of "Just Doing - No Thinking" during part of our day, we can fulfill the Promised Goals we make to our Higher Selves and Achieve Success in Real Estate. It's important to remember that sometimes we may feel like taking action, and sometimes we won't. But by committing to Taking Action regardless of our feelings, we can Overcome our Fears and achieve our goals.

☐ Here are some Key ideas to keep in mind as you approach the 2023 Market:
☐ The slowdown that took place starting Mid-July of 2022 was about 20% of the Overall Normal Market. It affected primarily properties that were not priced properly but stubbornly remained listed too high. The Days of slapping a random price on a properly and fielding 40 offers are gone.
☐ Good Real Estate Professionals who understand Pricing and how to talk about Price Reduction strategically continued to do well. The Fundamentals of Real Estate in 2023 are back in fashion - and this is good for the health of the overall Market.
☐ 2023 will see a return to a normal Inventory; which about 5.3 to 5.5 Million Listings. To Give you a comparison, in 2021 we shot up to 6.1 Million Sold Listings. The numbers for 2022 are not out yet but my tracking says we did between 4.9 and 5.3 Million Listings.
☐ There is a number I want you to remember: About 5% of Homeowners Sell their homes every year; and they do because Life Happens. Some of Life is Good: Marriage, Promotions, Children, Doing well in Life. And some of Life is Challenging: Divorce; Major Illness; Losing a Job; Death, etc. Life Happens then Real Estate Happens, every single year. The national turnover has been around 5% for the past 50 years.
☐ Home values overall will not decline; they will resume normal growth, which is traditionally 2.5% to 5% Year of Year. in 2020 we saw an 15% increase and then in 2021 close to a national 20% increase. Absolutely not a sustainable Home Value Growth.
☐ Interest Rates have found their playground and it is around the 6% rate. More accurately Mortgage Interest Rates have found a narrow band to bounce in, between 5% and 7%. The Days 3% to 4% are gone.
☐ Rental prices are at an all-time high, and the equation between a 30-Year Fixed Mortgage Rate and Renting, still favors Buying. Leases and Rents have been growing nationally at 18% a year.
☐ Expect a Spring Market with a Pent-Up Demand of Buyers; and therefore January, February and March are the most important Months of Prospecting for Listings.
☐ The Go-Getters, Phone Canvassers, Door Knockers are going to have a great year. If the area of pricing homes is weak for you, speak with your broker and let them help you learn to Price properties properly. Each one of you is capable of Getting 10 Listings in 2023. In fact, some of you can double that. Listings create Careers, and you get them by learning to Ask for Business Consistently.
☐ Here are some thoughts from Stan Bishop, a Broker Coach:
☐ Track ROI and adjust accordingly -- Know your numbers are not enough. With knowledge, make wise financial decisions. Stop spending money where there's no return. Move your marketing dollars to proven successful lead generation campaigns. Cut expenses that do not produce a return.
☐ Seek out new business development opportunities -- Keep an eye out for ways to drive more business to your brokerage. Focus on the local community to stay top of mind for marketing branding purposes. Leverage your branding so that you produce more opportunities for your agents and attract productive agents to your brokerage.
☐ Build deeper vendor relationships -- Find mortgage, title, insurance, inspectors, builders, financial services, legal, and others who want to build mutually beneficial relationships. Remember to ask these partners to become vested in your brokerage by offsetting marketing expenses, referring business, and introducing you to agents to hire.
☐ Train agents on scripts and overcoming objections -- Go back to basics. Make sure agents know what to say and how to say it. Institute training like call night and caravan that allow agents to practice prospecting and receive feedback on how to convert more contacts into leads and transactions.
☐ Retool your value proposition -- Revisit your value proposition pitch to agents and customers. Make sure what you are saying is relevant to their needs and wants. Update your marketing collateral to stay relevant during market shifts.

Bring your Mind to a Calm Place with this Simple Breathing Meditation - #KeySuccessIdeas

Fear, especially collective Fear, has a way of projecting you into an unsure future full of dismay and angst; the more you entertain it the darker the scenarios. #KeySuccessIdeas - The Challenges we currently face with COVID19 are real and each one of us has a positive part to play – we can’t let ourselves be defeated by resignation and simply revert to watching the news all-day long getting depressed more and more.
The best place to be in Right Now! The concept is simple: If you wish to think clearly start by Being Here Now! We can argue about the past, we can be fearful about the future, but true action is taken in the Now. There are many ways to coax yourself to be present, in “the Right Here and the Right Now,” and one of them is Breathing Meditation. It is not complicated and can bring you great benefits - the biggest one is Taking Proactive Productive Action on the important endeavors of your life – and doing it with a clear calm mind.
Here are the basic steps - adjust them to fit your personality and your environment:
1. Find a quiet serene place – place your phone on silent and out of reach face down for the next few minutes.
2. Sit on a Comfortable chair, sofa, or in the lotus position if so inclined. We are striving to hold our mind in a state of focused meditation for about 5 minutes by focusing it on our breathing - that’s it.
3. Let your hands and arms find a comfortable place in your lap or legs - don’t strain. Take a moment to notice your body and relax any tension or discomfort in your body, and do it gently without any pressure or jerky movements.
4. We are going to focus and notice your breathing, NOT control your breathing. You want to “breath” normally and simply notice how your body reacts to your breathing. Notice the air flowing through your nostrils, your mouth, past your throat, into your chest and how your stomach reacts. You are simply noticing the flow of your breaths in and out – you are not molding or shaping your breathing. You may find yourself halting your breathing when your mind wanders; that is fine - just say to yourself “mind wandering” and go back to noticing your breathing.
5. You decide what is most comfortable for you to either Keep your eyes open, half open, or closed. So long as your eyes don’t wander around you are fine.
6. Remember: this is not about controlling your breathing - it is about noticing your breathing and being in tune with your body while breathing. Some like to start this meditation by taking a Deep breath through the nose and then a long exhale to signify the beginning of the meditation; and after 5 minutes of meditation closing with a deep Breath and Long Exhale. You are not required to have such a ritual - you decide your beginning and your ending sequence.
7. Breathing Meditation is about your Mind; it wishes to wander and focus on all sort of things - when you meditate you are forcing your mind to stay in tune with you and to calm down; to let go of the fears and anxieties of the outside world and simply focus on your “breaths” by noticing your breathing. Your mind will wander and will start thinking about other things; it can’t help it. Don’t punish it; just notice it and say to yourself: “I see that you went wandering - I understand; let us focus on my breathing.” Is it weird to talk to your mind - yes it is but very normal.
8. Many end their meditation by thanking their mind for remaining calm and cooperating during this meditation.
How often should you meditate this way? Many recommend 2 to 3 times a day - especially in moments of high anxiety and stress. Remember this not escapism - this is grounding of your mind so it can think clearly with you and for you.

Develop the Habit of Creating Situational Scripts in your Career - #KeyWorkshops

Why are Habits so crucial to the Success of Real Estate Professionals? - #KeyWorkshops - Repetitive Good Activities produce Predictable Outcomes; everyone knows that - but this knowing does not always translate into Daily Action with Real Estate Agents; and the culprit is the freedom they have at approaching their Business. A Real Estate Career is an Entrepreneurial Endeavor and therefore the workday is created by the Professionals themselves - NOT by a Big Boss surrounded by layers of Managers and Protocol.
I am holding a Presentation and Workshop for 3 hours focusing on this topic with about 70 such Professionals, so let me share with you my readers one of the Habits that is at the heart of Success in this amazing career. Scripts; Yes the ability to create predictable interaction Scripts that are situational. Let’s breakdown this idea into details; Take the simple act of introducing yourself to the public; say on an elevator; or at a Social Event - most brokers assume every smart Real Estate Agent knows how to introduce themselves and knows what to place in that short script; and you would be greatly mistaken.
We need to not only give our Real Estate Agents Sample Introduction Scripts that they can adapt to themselves; we need to go even further and show them what the major ingredients of a well-written Elevator Speech are. So let me do this with you right now:
An Elevator Speech is a Clear, Brief Message or “commercial” about you. It communicates who you are, what you do, and your local Expertise; It is typically about 30 to 60 seconds long, the time it takes people to ride an elevator. PS: It is not meant to be used only on Elevators (obviously) - if you rehearse this script well you will avoid being tongue-tied when meeting potential clients.
The 4 major ingredients of this script: 1. Your Name; 2. The Brokerage you work for; 3. The Locations you Specialize in and some Qualifications; and 4. Your Value Proposition.
Here are 2 examples you can study and along with the script recipe you can now make your own:
My Name is Sally, Sally Smith and I am Realtor with EXIT Realty - I specialize in Helping Buyers and Sellers in Lexington, Columbia, and the Lake Murray Area. I love helping my clients make good Real Estate Decisions - What do you do?
My name is Bob, Bob Anderson; I have been a Realtor for over 5 years helping our neighbors Sell their homes for the highest price in Wilmington, Landfall, and Wrightsville Beach. I am with ABC Realty and I love the joy my job brings to my clients - Tell me a little about you!
You see quite simple; but don’t seduced by the ease of this exercise by simply looking at the sample Elevator Speeches you were given; go back to the recipe of the Script and that will guide you the rest of your career. This is the power of scripting; not just having them and practicing them - but also learning the way you put them together yourself.
This is one of the eight habits I will be stressing today; I will use Prospecting Scripts instead of the Elevator Speech, but the ideas are exactly the same. Our Real Estate Professionals must fall in love the Habit of turning every situation into a Script and then program them in their brain with repetition and practice.

Define Happiness for Yourself then Take Responsibility for It - #KeySuccessIdeas

Happiness is not an esoteric state of being that is ephemeral and out of reach; it is a deliberate pursuit of bringing “Good” within the reach of those around us. - #KeySuccessIdeas - Happiness lives in Action not passivity and does not have a Dollar amount attached to it. Happiness is a multiplier and expands without needing to be divided into smaller portions; like the ancient Sanskrit quote says: “Thousands of candles can be lighted from a single candle, and the life of the candle will not be shortened. Happiness never decreases by being shared.”
Unfortunately Happiness has blockers that are at times self-imposed; for example the automatic scripts that run in our minds that tell us we are not good enough; not worthy of the rewards we seek for ourselves. Negative Self-Talk plagues all of us, and these automatic scripts play in a loop all day long sometimes without us having a say in the matter. We must realize we cannot stop these scripts per-se but we can override them with mantras and affirmations; and this is where the “Action” part comes in - we have to make time daily to sit down and start creating new scripts that empower us; Self-Talk that nurtures the positive goodness in us.
Here a few examples of Positive Self-Talk Scripts that you may want to alter to sound like you and place them all around your life so you are forced to confront them: “I Nurture my Spirit for the Good Daily!” “I am Grateful for my Parents and Friends!” “I am proud of myself for being a hard thoughtful worker!” “I find joy in the simple moments in life, like walking.” “I am special and unique; nobody else in the world is exactly like me.” “I choose happiness, peace, and gratitude today.” “I am of value and have purpose in this world.” “I am responsible for my happiness; and I will spread it freely!” “I am kind to others and to myself.”
Positive Self-Talk will not replace Negative Self-Talk overnight; you have to be vigilant day in and day out; make time daily to work on your affirmations, and remember that ‘the negative’ finds a home in your mind faster than ‘the positive;’ you really have to nurture ‘the positive’ for quite a while for it to become comfortable in the halls of your mind.
Happiness is a Deliberate Act of Vigilance and Awareness. I argue that happiness should not be left for others to define in movies and dictionaries; I argue that you have a responsibility to write your own definition for happiness. You may even borrow others versions of it, but make sure you shape it up to sound like you, and feel right for who you are today. I will share my version of it: “Happiness: the state of being fully present in this moment with a sense of Purpose and Perseverance.”
Let me end with these quotes, from Epictetus: “There is only one way to happiness and that is to cease worrying about things which are beyond the power of our will.” This second quote by Dennis Waitley resonates with me because at its heart is The Taking of Responsibility: “Happy people plan actions, they don’t plan results.”

Prospecting for Expired Listings and the Leads Conversion Mindset - Week 3 Jan 2020 - #8WeekSuccess

What causes Real Estate Properties for Sale to become Expired Listings? - #8WeekSuccess - There are multitude of answers but they tend to boil down to this idea: “The Price The Homeowner and The Real Estate Agent agreed to list the property for was rejected by Would-be Buyers in that Market, and they moved on to other properties with more perceived value or amenities.”
Most Real Estate Listings are for a term of 6 months, and it is up to the Real Estate Professional to inform the Property Owner of what is happening in the marketplace, especially when it comes to pricing the property properly. Obviously the Motivation of the Homeowner plays the biggest role during the pricing negotiation; but needless to say many properties each month end up expiring. This opens up an opportunity for Prospecting Real Estate Agents to get in touch with the Property Owners and get those listings if appropriate. This takes skill and during Session 3 of the Boot-Camp we will learn the Psychology of Approach; the Preparation, and then the Script to help secure an Appointment.
I will then move on to focus on 2 major areas of Expertise that agents and Brokers MUST conquer - Time Blocking Priorities and Systematic Lead Conversion. Without a strong foundation in these 2 areas agents are left focusing on their distractions; and Real Estate is full of Distractions.
Why don’t I use the common appellation of Time Management? Well, that’s on purpose because humans cannot truly manage time; time has an energy of its own, and it flows in one direction no matter what we do in life. Time is also equal to all of us; we get the same number of hours day in and day out Rich or Poor, Young or Old, Focused or Not. With the concept of Time Blocking the Activity takes precedent, not the rigid beginning or end of time. So if I schedule 35 minutes of Follow-Up Calls at 11am, and a client pops by to ask a quick question, I handle the interaction and when done start my 35 minutes of Follow-Up Calls at 11:15am; in essence the block was shifted, not cancelled, nor ignored.
On the surface Time Blocking seems like an easy idea to grasp, and it is - but it is how you prioritize the blocks properly that matters most - we will learn in the class the major ingredients in making Activities produce results, and how to put together an Organic not stressful work schedule conducive to the Real Estate Prospector.
In the second half of the class we will focus on Lead Conversion, or more precisely the Systems and the Mindset for converting leads in a consistent manner. The Real Estate Industry generates lots of leads, because consumers have Real Estate on their Minds whether they are ready to Buy or Not. A lot of Lead Generation Vendors call an Internet Registration a Lead, which is very misleading at best - they should be calling themselves “Forced Internet Registration” - what matters in the Real Estate Transaction is Motivation, NOT Curiosity.
Proper Follow Up is where Real Estate Agents shine, but few develop the Habits, the Mindset, and the proper Checklists that produce results. How many Touches should an agent make? What are the Scripts agents should practice? When and how to contact these prospects so a conversation takes place? What is the Proper Rating Systems for Leads? What is a CRM and what should it contain so agents can get the highest value?
Our Agents do not become great at Lead Conversion overnight; we must first train them with proper Systems; proper Scripts; proper Scheduled Follow-Up Calls, Texts, Emails, and Pop-bys; and surround them with proper Structure and Attitude. The goal of nurturing and incubating leads is about creating Appointments - it is not about Selling; the magic happens at the Appointment.

In this training presentation I will share with you The 8 Fundamental Success Habits that have empowered Realtors bring out the best in themselves, and achieve their goals in a predictable manner. At the end of the day “We get what we focus on!”
Since I have you with me in this blog, let me share with you a tip that I make every Broker and Agent do on a daily basis in the morning; it is called the 10/5. I have them select a Business Book of their choosing and have them get a Notebook, or a Business Journal; a writing composition book if you wish, for them to capture their ideas, and here is the daily exercise: Right before they start their Business Day, they grab their chosen book and read it for a minimum of 10 minutes; ideas will then start flowing and as they do I want them to write for 5 minutes in their Business Journal. This simple exercise may seem innocuous on the surface; but if you stick with it for 3 months your life will completely change – you will find that problems are not as big as they seem; solutions will find you quickly; and your confidence will build beyond what you imagined yourself capable of. I urge you to take me on this exercise and start reaping the rewards of introspection.

Weaknesses in Fundamental Skills: The Areas of Weakness or Dereliction can be reduced to these five (5) Major Business Imperatives: 1. Agents’ Business Attitude and Planning; 2. You need a reason to get out of bed on a terrible day. Okay, what's that reason going to be? Well, let's think it through. You know, people who can get out of bed on a terrible day. Do you admire them? Yes. What are those people like? Are they taking responsibility for themselves? Definitely! Do they have excess capacity, so they're taking responsibility for other people? Yeah. Are they doing difficult things? Yes; Obviously.
The more you respect them, the more you also see that they're doing difficult things and doing them well. So what does that mean? Do some difficult things; Do them well. So, pick up your goddamn burden, and walk up the hill. Yep, I get it; and people do get it. And it's not surprising because that's the alternative to hell. Accept the burdensome condition of suffering, voluntarily, and you transcend it.
You've got a problem with the world; Hey man, no wonder you have a problem with the world; like the world is a pretty rough place, and it could use some work. Have you done all your work? If the answer to that is No, then I would say put in order what you can put an order.
It's like well, you have a problem, okay; what's the problem? What are its constituent elements? What are the smallest implementable steps that we can take to start to address the problem? Implement the best plan that you have at hand. That's it you'll learn. It won't be won't be the right plan; it doesn't matter. You'll learn by implementing that plan. You'll learn a whole bunch and then the next plan you make will be better. Implement the best plan you have at hand. Don’t remain in Stasis.
You get old way, way faster than you think. Time ticks away man; get at it; get out there in the world; have your adventure. Get the hell out there! Do something! Fail! Fail while you are trying; then you'll learn while you fail; then you won’t have to fail again. It's like, aim at something and progress towards it. And you know, be willing to change your aim because what the hell do you know? But aim at something; then at least you are oriented. And you have to aim at something that you believe would be worth trying. So, yeah, get up at it man. Don't waste time.

Open Houses in Real Estate have been around since the dawn of time but they are badly misunderstood; - #8WeekSuccess - Most agents think of them as providers of potential Buyers; and that is true - but they are much much more than that; they are a way to take care of the Seller by providing access to the property to create interest; but my favorite is that they allow you to be in the neighborhood mingling with other homeowners who may become future Sellers if you engage them properly.
There are certain truths in Real Estate that must be re-learned from time to time: “No Homeowner is moving until they are moving!” “No one is Selling until they are Selling!” “The Value of the Home does not matter until it really matters!” “No one needs a Realtor until life happens!” All of these simplistic ideas point to the fact that until “life happens” no one is moving; and Life Happens to all of us - some of it Good, some of it Challenging, and at times downright tragic. Job Promotions, Weddings, Births fit in the category of life happenings with a positive slant; whereas Death, Illness, Financial Challenges are the unfortunate happenings. All of these happenings, at times, cause a Real Estate Decisions to be considered. Agents who are “Top of Mind” get to be picked to service those needs - Open Houses and Local Canvassing create that synergy in an organic way.
In the second week of the #8WeekSuccess Real Estate Boot-Camp I emphasize the importance of Daily Prospecting; the proper usage of items of Values such as Market Reports; then do a deep dive on Canvassing using Proper Scripts and proper Mindset Approach. Prospecting is NOT about Selling anything - that is the first major distinctions Real Estate professionals must realize; it is about sifting through the noise of Real estate and selecting those you want to work with. Yes, you heard me right, it is about Realtors picking the right clients for them and leaving the rest to works with others in the industry.
The first step we must take as a group is remove the confusion over what Prospecting is; or worse: the misconception that some are born with the ability to prospect and others are not - Nonsense! Prospecting is a Skill - a learned and practiced Skill. The term skill simply means a series of clear simple activities are taught to an individual, and then they are asked to repeat those steps; and through the process of Repetition the Skill is now forged. Fall in Love with the Repetition of important Skills, that’s where the power and confidence thrive. We give our Real Estate Professionals Scripts but we don’t help and push them to practice them - what’s the point of the script then? In today’s Workshop we will learn all the simple steps of getting listings, we will then put them together, practice them in the next few weeks, get better with Repetition, and start producing Results predictably.

Although Social Media Video is the largest growing segment in Marketing, much remains to be attended to by Real Estate Professionals. - #8WeekSuccess - True Educational Videos about the Local Market are far and few in between. Agents think of Marketing their listings, which makes sense, but it is awfully reductionist - meaning that the focus in on the property not the grand picture of lifestyle and neighborhoods. Consumers are not just looking to buy housing - they are looking for a lifestyle.
The second area with a Big Blind Spot is YouTube - Agents know that they need to grow their following on Facebook, Instagram, LinkedIn, and Twitter - yet they forget that YouTube functions as a Social Media Platform - not just a Video Platform. The number of subscribers is not something they focus on; and that number actually affects the ranking of your video in Search and Positioning.
Let us dig even deeper on how to wrap Videos with proper text; also called Meta Tags - which are simply good descriptive Titles and Multi-Paragraphed Descriptions of the video being shared. Real Estate Agents put little effort in this area and this is why their videos end up on Facebook, with their hope that their friends will share their videos so they can create a good following. Yes, some videos can be shot on your phone and shared immediately to your Social Platforms – fine… but if you are to play the game of Marketing and Branding in Real Estate 10 to 20 Videos a year must be shared properly with proper Meta Tags so you can benefit from the power of Search and Ranking.

4 Steps to combat and overcome Burnout in your Real Estate Career - #KeySuccessIdeas

Burnout in Real Estate is very common, especially in the Spring Market; and burnout leads to lack of Motivation or the over-indulgence of food and drinks and major lack of Sleep. - #KeySuccessIdeas - You can prevent yourself from burning out but you must start telling yourself the truth. Some believe that watching 4 hours of TV at night is their way to decompress - I can see how 2 hours of Television can be relaxing, but overindulging in that habit leads to more stress than calm.
Sleep; Yes Sleep is your friend.
Do you want to control your business? Control your Morning!
You cannot control your mornings unless you control your sleep and you need to have good sleep. The closer to 9:30pm without crossing 10pm the better; and get rid of that TV in your Bedroom - your TV belongs in the Living Room; Make your Bedroom a sanctuary for calm, rest, peacefulness, and love - try to avoid overloading your bedroom with electronics.
How do you overcome Burnout is you are in throes of it?
Step 1: Adopt a Personal “Me-Time” Routine in the morning; this nurturing routine is designed by you and for you and must not involve Work or Television. Take your dog for a walk; Do some Yoga; Meditate and Pray; spend Time on Devotionals; Exercise; Do your Affirmations; Get yourself ready for work without the TV blaring in the background. It is called “Me-Time” so you can be with your thoughts and spirit; NOT distracted by the noise of Life and Work.
Step 2: 15 Minutes before you embark on your Workday grab a good business book and your Business Journal and Read and Write for 15 minutes. Example: The Miracle Morning by Hal Elrod or No Excuses by Brian Tracy. Take reading physical books and writing in your journal seriously; they re-wire your brain positively. Listening to Audible books and Podcasts in your car is really great, but do not confuse the effects to match those of reading a physical book.
Step 3: Right after your reading/Writing send 1 or 2 messages of Positivity and/or Gratitude to a couple of people you care about or work with. Do it intentionally and without a need nor desire for Reciprocity. When you send messages like: “I am thinking about you and wish you a beautiful morning.” you are stepping outside yourself and affecting the Universe; you are then lifting the Heaviness of your life off of your shoulders.
Step 4: Right before you tackle your first task and the avalanche of Emails run an overview of your priorities for the day. Focus first on your Appointments and what early preparation you need for them; and then get to work. Try to work in slices of 30 to 40 minutes with 5 to 10 minute breaks. During your breaks you are allowed to be distracted by your phone; but during your Time Blocks you must focus exclusively on the task at hand. Don’t forget to get up from your desk and walk around - moving during the day is good for you. Finally hydrate often.
These simple steps truly set the tone for the day and will help you keep Burnout at bay; see how you can integrate some of the ideas shared here and never forget that if you start controlling your sleep you will control your health and your business.

If you carefully study the amount of time and level of difficulty of your Daily Business Activities you will find that 99.9% of them are very straightforward and easy to complete, and only involve a few steps. - #KeySuccessIdeas - They tend to be intellectually uncomplicated; within the grasp of your abilities; and take little time to complete. Yet the psychological mental ramping up to get going make them look like mountains rather than molehills. It probably takes you longer to get you ready to get ready than to simply doing your tasks; and then the idea of later creeps in: “I’ll get it done later,” as though later has a special rip in the fabric of space-time that allows you to get more things done.
These psychological delays have been given exotic names such as: Procrastination, Adjournments, or even Poor Time Management. But let us be honest - these are terms that are used to avoid the recognition that we are choosing not to get going. Procrastination is Choice, and until it is viewed in that proper light very little can be done to make Progress. As an Entrepreneur and Real Estate Professional you can’t afford to spend too much with delaying your important business activities - You MUST Get Going. You MUST develop the Brain Muscle called “Do It Now!” I use the analogy “Muscle” to convey the idea that the more you practice it the stronger you become. The Muscle “Do It Now!” requires daily practice and it is simply a verbal command and get going - scream it at yourself if you need to; place reminders everywhere your eyes wander; and maybe get a Giant Sign in your Office that says: “Do It Now!”
I want you to eliminate the word Procrastination from your life; I want to scrape it off the dictionary; I want our Professionals to be forbidden from using it. When you say you are Procrastinating you are really saying: “I don’t feel like it and you are not going to make me do it!” Bring some brutal honesty to your business and things will start changing.
The Psychological chatter that involves delaying what needs to be done now is useless and does not move mountains - Get into the “Do It Now!” Mode and your Business will start thriving! You don’t need to become smarter; more organized; or Go on Retreats to find yourself; Just “Do It Now!” and I mean “Right Now!” - Let’s Go!
Stop talking about it; Stop trying to find reasons why you don’t feel like; who cares if you don’t feel like it; Stop dancing around your excuses; Stop looking for outs and Just Do it Now!
Your mind tells you work on the CMA for your clients; okay let’s get going - Do It Now! Open your laptop, launch your MLS Software, put in the address and you are now in the doing mode… isn’t it nice? You are almost finished, you just started and you already see the finish line - yes, Yes, this is awesome… “You are Doing It Now!” A few more steps and you are finished - By simply Getting Started you see the finish line, and Poof you are done!
Life is that simple - Take Action; Take Action Now; Quiet the useless chit chat about whether you feel like it or not - just get going! Take Action and Do it Now! And soon you are done… See, No Drama, just Action!!!

Session 1 of the #8WeekSuccess Real Estate Training Boot-Camp in Columbia South Carolina is Friday January 10th, but that isn’t the whole story - the Boot-Camp really started 6 weeks ago for the Participants because it was designed for those who must pass two interviews, bookmarked by four (4) Assignments. Each Participant registers 3 to 6 weeks prior to the course and must go through all six steps in order to be invited to participate. They are not asked to pay for the Boot-Camp until a few days before the Official course starts and this is done deliberately.
Success is Real Estate is not easy and bringing the right commitment to it, and building the right understanding of it is crucial - and I take that seriously. Mass participation is not what I seek; I prefer working with a group of 20 to 30 Agents and Brokers and push them towards their true desired success. This means working with the whole being; you cannot separate a Real Estate Career from your personal life; they are integrated - so habits; Good Strategic Habits become your best asset.
The biggest conundrum in the Real estate Industry is this fact: The Easy Habits are the hardest to take hold, and when I say easy I mean Habits to do not require Masters’ Degrees or 30 steps to implement. It all stems from the freedom Agents feel since they know they truly work for themselves, and the river of Real Estate is full of events, distractions, and fun gatherings. The 20 to 25% of agents who develop the proper discipline of running their days, and do not let them be too distracted, end up gobbling 70 to 80% of the whole Business.
Let me share a simple bad habit that on the surface has nothing to do with Real Estate: Taking your phone to bed with you, especially since our phones are full of apps and distractions. Leaving the Phone in another room and getting a Good Night Sleep nurtures the Brain and helps with Decision-Making. In a practical manner this is a simple habit to establish; but our agents have developed such an attachment to their Phones, it feels like cutting one of their limbs off if they don’t have it with them at all times.
As the title suggests the first session focuses on Inbound Marketing Fundamentals; Face to Face Prospecting; Real Estate Search Engine Optimization (SEO); and the Essential Success Habits and Mindset Approaches. The session is all day from 8:30am to 5pm with lots of interactions, in-room assignments, and the forming of pods of accountability. I say: take a Hard Working Agent, buttress them with Good Training and Accountability, and you end up with Great Results.
Here is the official short description of the Week 1: Traditional Marketing and Internet Marketing are not the same! It is this distinction between Outbound Marketing and internet based Inbound Marketing that defines the age of the Internet. The Job of a Real Estate Agent is to understand the Psychology of what Buyers and Sellers are doing online, as well as the role of Search Marketing, Spiders, SEO, and start building a Mindset towards Success. We will also focus on Prospecting Face to Face and How to ask for Business with Proper Scripts.

The Three Major Areas Emotions play a Role in your Real Estate Career - #KeySuccessIdeas

A Real Estate Career is unlike any other; it is an Emotional Career - a Career in which the emotional courage of the entrepreneur plays a big part day in day out. - #KeySuccessIdeas - Many consider the word “emotion” as the opposite of reason which is quite erroneous; emotions and logic live side by side and are not on opposite side of the spectrum. What makes for a great Real Estate Professional is the ability to listen and empathize appropriately with their Buyers and Sellers, and turn those feelings into a plan of action.
Let me identify the three big areas of a Real Estate Career in which emotions play a big part:
The Real Estate Professional dealing with themselves: In this career the Professional is an independent contractor, or more commonly an entrepreneur. The Real Estate Agent works for himself/herself and is not paid based on the hours they work, but based on the results they generate. That inner tension between the agent being the boss and being also the implementer of the daily work is fraught with emotions. Self-Discipline plays a big role in succeeding in Real Estate, but to maintain that Discipline requires a strong emotional core. This inner battle never stops and the only way for the Professional to remain sane is to develop Daily Predictable Habits.
The Real Estate Professional dealing with the Consumer: This relationship is all about emotions; the Real Estate Transaction is Not a logical or financial transaction, it is an emotional transaction; for both Buyers and Sellers. In this area the grounded-ness of the agent is what wins the day. The Realtor must be strong at listening to ups and downs of their customers and translate all of these emotions into an individualized Plan that suits the needs of all parties. This is a crucial skill for agents to develop and they must remain centered throughout the process, and not inject their own emotional ups and downs into it.
The Real Estate Professional dealing with the Industry: More precisely dealing with their brokerages and with the competition. Real Estate is a very competitive endeavor and each local area has a predictable number of Listings and therefore Sales. In our industry you will encounter a term called turnover; which is simply the percentage of Homeowners a year who will sell their Homes and move in a particular area - it fluctuates from 3.5% to 6.5% in the United States. Think of it this way for every 1,000 homes in the United States about 55 Homes will change hands, and this inventory creates a very healthy completion in each market. Completion not only invites emotions, it also at times creates conflict and Real Estate Professionals must learn to deal with it all.
These three areas are important to conquer for Real Estate Professionals and it takes courage to stay on top of them; emotional courage - not just mental toughness. This is why I advocate that agents Sleep their 7 hours a night, preferably from 9:30pm to about 5am; to give themselves 1 to 2 hours to prepare for the day through exercise, good reading, meditation, affirmations, and Strategic long-term planning. I also advocate that they maintain healthy habits of daily prospecting as well as eating well and taking a day off a week to be away from this business to rejuvenate. “Just as your car runs more smoothly and requires less energy to go faster and farther when the wheels are in perfect alignment, you perform better when your thoughts, feelings, emotions, goals, and values are in balance.” - Brian Tracy

Spend time working as an entrepreneur diligently and you will experience a massive breakthrough - your most valuable asset is Time itself; and you already have a bag of it that everyone and everything is trying to gnaw at it. - #KeySuccessIdeas - It takes Discipline to properly protect your time, and to use it as the jet fuel for your career. Everything you do requires a layer of time for it to take shape, yet the biggest complaint you hear is “Bad Time Management!” - I argue that it is a false argument to blame Time-Management, and also an easy cop-out; I think we need to be putting our focus on “Lack of Self Discipline!”
As a Real Estate Trainer and Business Coach I see this daily: Good People + Weak Discipline = Lack of Performance and endurable Results. Let’s start with the obvious; what is a Business Plan? It is a series of Activities that occur within a period of time to produce predictable and measurable goals. A Business Plan without a Time Component is a fallacy; yet in our industry we tolerate our Real Estate professionals to talk about Future Goals and Accomplishments without locking them in a Time component matrix. This is not okay, and I might add quite self-deceitful.
Discipline is what’s missing.
Watching TV or Netflix until Midnight is NOT acceptable for Entrepreneurs - in bed by 10pm up no later than 6am; many argue that the golden wake time is between 5 and 5:30am; some even go further -they go to bed at 9pm and wake up at 4am; they know that the human body needs about 7 hours of rest to function at its peak performance. But whenever hour you decide to wake up - watching TV until the wee hours of the night is hurting you and your career - going to bed no later than 10pm takes Discipline!
Be truly honest with yourself - “You may Not be as Respectful of Your Time as You Should be; and this is why your Results may not be as stellar as you want them to be!” This truth hurts, but it also hides your true Super-Power; Discipline your Time and your results will flow. The biggest question is: WILL YOU?
This is the Challenge of being an entrepreneur; no one can make you do anything; you are your own boss, and you play by your own rules - therefore Discipline cannot be applied externally - it has to be applied internally; this is why it is called Self-Discipline! If your goals are clear but you lack the Discipline of shaping your destiny you may want to consider a business coach in your field, but do yourself a favor be honest with them, and don’t sabotage yourself by looking good.

Time is at the crux of Success of any entrepreneur, yet many have yet to build a wholesome Relationship with it. - #8WeekSuccess - It actually makes complete sense that Time is not cherished properly since it is given to all of us for free. No matter what endeavors you pursue, or job you acquire, or passion you want to nourish you are given 24 hours every single day - not a second less; and no one is given more or less than you. This seemingly fair and free division of Time has humans messing it up when they could be using it to pursue their dreams.
In Real Estate Time, when used properly, culminates in Appointments. For Agents it is about appointments with Sellers and Buyers; for Brokers it is appointments with other agents and to nurture talent. Yes we must make time to processing and managing our deals, moving them in stages from agreement to closing; but that is not our most important time of the day. The most important Time-Blocks are those spent prospecting to create Appointments; especially Appointment with future Sellers.
Many Real Estate Professionals mis-prioritize their time when it comes to Prospecting, and put in the front burner the nurturing of existing deals, and if they have time remaining they then will make time for calls and canvassing. This way of working your business is a Career Ending Move - you end up closing deals and going for a long dry spell without any deals to work on; or worse, the deals you were nurturing fall apart through no fault of yours and now you have nothing to show for your efforts. We Prospect for Business every single day and at least 2 to 3 hours daily. Your Calendar must reflect your priorities and the sooner you build this muscle the more your time becomes an investment.
During Week 8 of the #8WeekSuccess Real Estate Boot-Camp I will focus the first 75 minutes on Time Blocking and Prospecting Techniques; we will learn strategies that have proven to work well in the day running of a Successful Real Estate Career. The two hours that follow will be focused on Real Estate Advertising, or more commonly called PPC Marketing.
PPC Marketing, or Pay per Click Advertising has been left in the hands of few vendors and is rarely explained to Agents and Brokers; this is absolutely Nonsensical; think about it: Aren’t the Brokers and Agents in Charge of Marketing their Listings and their Services? Embrace Progress and learn how to talk to Fear - #KeySuccessIdeas

Procrastination, Perfection, Fear, Hesitation, Rejection, Competition, Stress, Excuses, Pressure, are all words that enter and reside in the vocabulary of all entrepreneurs. - #KeySuccessIdeas - I want you to consider two of my favorite words: Progress and Done. Progress is very straightforward - we work each day to make progress not to become perfect. Perfection has a way of becoming a hindrance to Progress, and as you go about running your day, getting a little bit better than yesterday will produce better results for you in the long run. Say you learn a new script to make calls; well, the first few times you use it will not come out as smoothly as you wish; so you practice it and then put it to use - and you will get better at producing results with repetition. Repetition is your friend - Perfection should bubble up on its own.
But if there is a Cousin Word to Progress - it is “Done!” What a wonderful word! You design in your mind a day made up of small tasks; and complete each task and satisfyingly say to yourself: “Done!” If you are choosing a career as en Entrepreneur or as a Real Estate Professional, you need to know that Success is simply a Checklist; or to be more precisely a booklet made up of many small checklists. You Work the checklists daily and results will appear. Each Small Checklist you taken on and completed for the day, is followed with the satisfying expression: “Done!”
You see Fear likes paralysis; it wants to stop you dead in your tracks and convince you that going any further is fraught with pain and misery. Fear is scared of the unknown, but there is little progress in your comfort zone. Fear wants to overwhelm you with facts that you are not ready; that you are not up to the task; that others have what it takes, but that you are not capable of reaching success. Fear looks to economize your energy, even though you have plenty of energy. So take fear with you as you work on your career and talk to it; Yes talk to Fear and make her a friend that no longer stops you - let me share a sample conversation you may want to have with Fear:
“Hi Fear. I see that you showed up, just in time when I am about to make by daily prospecting calls. You have a way of knowing exactly when to make a grand entrance. Well have a sit. I am going to make the calls and I know what you are thinking: some of the people I am going to chat with are not nice and will make me feel small. Yep, that happens from time to time, but I am going to let it go quickly and move on to next call. I know that you want to remind me that some will say No and outright reject me because I am not good enough. You are right that might happen, but I am prepared - I know I am good at my job; I prepared for my calls but some will reject me - I get it. I will suck it up and go on the next call. I know what you are trying to do Fear, you are trying to protect me and I get that. So sit and watch as I make my calls; you will see that I can handle this. I have 10 calls to make in the next 25 minutes - so let’s do this!”
I even encourage to talk to Fear out-loud if you can; you are teaching her to know her place in your business. No one I have ever met has not had “Fear” try to interfere in their business; but they learn to desensitize themselves to it by taking Action. Take Action and when you complete a task say to yourself with joy and satisfaction: “Done!”

Your New Year Resolutions need a Thoughtful Plan - #KeySuccessIdeas

Ah the end of the year, in fact the end of the Decade; we are jumping into the 20’s with a cool numbered year - 2020; it is a year that sounds sexy; it is a decade that we will call the Twenties, or the 2020’s. - #KeySuccessIdeas - The previous decade did not have a name; it was name-wise blah. This one is exciting and it will cause many of us to start the decade right; maybe with some good resolutions to meet this splendid new beginning with courage, stamina, and determination.
Before I talk about resolutions, being a Mathematician I like to factor numbers; 2020 gives us: 2020 = 2 x 2 x 5 x 101; so it has 3 prime factors: 2, 5, and 101. Does this mean anything? No. I just like to work out the factors of numbers for the fun of it; for example 2019 = 3 x 673 so 2019 prime numbers are 3 and 673. The decade we are entering has 2 years that are prime numbers 2027 and 2029; which means that these numbers are no divisible by any other number other than themselves and 1. Does any of this matter? No.
But Resolutions or the urge to formulate and try to stick to Resolutions does matter.
Why the urge to come up with resolutions as we enter a new year? It is almost a cleansing process; a desire to reach our higher self and knowing that some bad habits have accumulated the year prior. None of us want to take habits we are ashamed of into a new year, a new beginning, we wish to discard them and leave them behind. We want to exercise more so we are fit and enjoy life with fewer aches; we want to eat well; we want to drink less; we want to indulge less many of the addictions that afflict us all. All of these urges to welcome 2020 are our way to reach a more wholesome self; one that contributes more and is more centered.
If you find yourself in that place then let’s learn from others who have actually gone from the decision to create a resolution; to accomplishing the goal they wished for themselves. The insights I will share with you come from the Success Stories of my participants in the #8WeekSuccess Boot-Camp - which is, in the grand scheme of things, a Big Career Resolution.
Step 1: Acceptance - The fact that this Resolution is on your mind means that you are on a journey towards your higher self. You must accept that it will not be easy; and that you will need to put out effort and intention for this Resolution to become part of the “new you” you are constructing.
Step 2: Get yourself a Journal, Notebook, and/or Diary: A Good Resolution must travel from your mind to your Journal; you must write it down. The day you affirm and step up to take on that resolution you write in your journal what it is about this resolution that you feel so strongly about. You have to add emotion and mental cohesion to the importance of this resolution in “Future You!” Remember a Resolution is a not a punishment of the past but a creative act of a Future You.
Step 3: Take Action on your Resolution daily and keep in mind that it will take you a minimum of 6 to 8 Weeks of Vigilance for it to take hold. You must write in your journal every single day what action you are going to take and you must have the courage to read the reason you wrote why this resolution is important in your life. This is called priming your mind to stay courageous about the activity. It is a type of Affirmation writing that relates to the goal you have committed to achieving.
Step 4: Grab your journal and write at the end of the day any progress or setback you had that day. Set aside any judgment, punishment, or apathy. Just be matter of fact. If you experienced a setback try to find the trigger that caused the setback. Be very cautions of Perfection; it is progress that you are seeking - so stay the course even if you experience setbacks.
Step 5: Finally Get yourself a Posse; a few people who care about you who will support you on this journey. Let them know what your Resolution is; Why this resolution is important to you; Ask for their advice; and Ask for their Support. Trying to do this by yourself can be hard. Also look to support your Posse with their goals and Resolutions - Maybe you talk once a day and see what progress you are making and what adjustments are necessary.
Know that you can do this! Know that it is important for you to give it your Best! And finally do not be easily seduced by Perfection, seek instead daily Progress. Happy New Year and Happy New Decade!
