Getting stuck is a natural occurrence for Entrepreneurs and Real Estate Professionals - #KeySuccessIdeas - By virtue of being and Independent Contractor you have to push the boundary of the possible, and may end disheartened or let down. What differentiates those who end up thriving versus those who struggle, is how long you linger in that stranded state of being.  

 

One human trait we all have is the ability to create meaning; it helps us assess situations and make sense of them - deep down we are “Meaning Generating Machines.” Anytime something good, bad, or indifferent happens to us, we end up tying it with a bow of meaning; either about ourselves or about others.  

 

We get ourselves in trouble when we take meaning and turn it into an ism. Let’s discuss an example: Say you are in the middle of working on a deal and the agent representing the other side sends you the following text: “my clients walk if they don’t get that counteroffer.” You get this short and curt text and you say to yourself: Well that’s rude. Why didn’t she call me? This is no way of conducting business – very bad manners. And so on… You have created a meaning about the conduct and behavior of that other agent and now locked her in an ism: “She is Rude!”  

 

You have to be very careful with locking people in interpretations; in essence you closed the door on any future way of connecting with that person. Haven’t you been accused of being a certain way, and deep down you know you are not the way that other person paints you?  

 

Let’s talk about Agile Entrepreneurs; they flow and let go of interpretation very quickly. They don’t concern themselves too long with how rude or inconsiderate someone is being to them; they move on very quickly. They avoid, to the best of their ability, to take things personally. They understand that deals come with inherent tension, and they work the friction properly without having to break the strings. They have a profound understanding that as long as we are talking we are making progress towards an agreement. They avoid the need to be righteous, and focus on keeping the deal alive as long as they can. Agile Entrepreneurs do not have fragile Egos; they can handle punches well and keep going.  

 

When you choose to become an entrepreneur you are choosing to collaborate and work with others; not to turn others into you. This does not mean you sully your moral compass, but at the same time you are not the end all be all of moral righteousness. You have to create a balance between you the individual at home, and the negotiator who knows how to play nice with others - even if they don’t like you; and I add to that: even if you don’t like them. And let me give the last words to Dr. Seuss: “So be sure when you step, step with care and great tact. And remember that life is a great balancing act.” - #8WeekSuccess

New Paradigm of Entrepreneur Success - Distraction Management - #KeySuccessIdeas

The Business of being an Entrepreneur has become the Business of “Distraction Management!#KeySuccessIdeas - It is a rare occurrence when you see Real Estate Agents and Brokers who balance their workday properly with Focused Activities and Time Blocks, and a sprinkling of distractions. You will hear agents lying to themselves by overusing the word Multitasking; and what is worse they truly believe that while making phone calls, that checking FB, Instagram, and glancing at their emails is absolutely a World-Class Skill; some of them want to be given a Plaque of Accomplishment for such a brilliant way of running their business. This is Madness - pure Madness.  

 

Let’s talk about managing 2 major distractions in details, and see if we can do better…  

 

Distraction #1 – Emails: We have to realize that email is important to the day to day running of our Businesses, but that does not mean we have to look at it all day long, every minute of the day. You should be working your emails 7 to 10 minutes per hour.  

 

It looks something like this: A good Time Block for a business activity is about 35 to 45 minutes, while working on that activity you do not check your emails nor focus on any dings - stay with the task at hand until your allotted time is up. Then get up from your desk, hydrate, and walk around for 5 minutes - stretch your legs; come back to your desk and now check your emails; work on them appropriately but don’t get sucked in; remember the next Time Block for Prospecting or a Project is coming on, and it is a Priority. You get the idea.  

 

Distraction #2 – Social Media: Ah the beast; Social Media has become the refuge for avoiding Hard Work and Concentrating on important projects. It is Reality TV on your computer that is always on. All of us can get sucked in so easily into its vortex. Some of you have FB on your computer in a tab always on and even turned on the notifications on your computer, so it dings every time someone comments on your posts; comes on to a live video; and so forth… The fact that you get anything done is stunning - I argue that you are running your business with half your mental powers, because a distracted entrepreneur tends to have lower numbers.  

 

Oh by the way, I can hear some of you arguing with me that you use it to generate business, and create new clients – Really? You want me to buy that? Yes, Social Media plays a role in Real Estate but if it is always on and you think it is your business to be on it all the time, something is really really wrong. Social media is a 5 minute check-in every hour of the day during your breaks between Time Blocks.  

 

Why don’t we try this way of working your day – just humor me: A 35 to 45 minutes Time Block for managing your new leads; you focus on that task and give it your all. Right after, a quick hydration; 5-minute check-in to Social Media; stretch your legs for 5 minutes; check-in with your emails; then the next Time Block of Prospecting is up!  

 

I know what I am writing is not fun - it feels like work; it is not full of glee and whimsy - but we have to produce results; we don’t get paid unless someone actually closes a deal. So come on, during the work day can we limit Social Media in your life – it is a toxic candy that is degrading your abilities. - #8WeekSuccess

U.S. Housing Stats… In the United States for every 100 Homeowners in a community; 1 to 3 are already listed; 4 to 7 are in the Active Thinking Stage of Selling; and the rest are not thinking actively about selling.  Knowing this: How do I stack “Luck” on my side with my Hard Work?  

 

Prospecting Action… Create a plan to go to 100+ Doors per week to your farm area to ask them if they are thinking about moving; You will probably talk to 20 to 25 people - so your odds of getting lucky are 1 to 2 people per week; in others words you’ll have a chance to talk to 1 or 2 homeowners who are actively thinking about selling a week.  

 

Stick with it for 3 months you will end up talking to 13 to 23 Homeowners who are actively thinking about Selling - all you have to do is listen well, ask them to let you list their home; show them your Marketing Plan, and you will end up with 3 to 5 listings in 3 months.  

 

Hard Work = Luck… You are surrounded by Opportunity; You are surrounded by Luck; You live in the fabric of Statistics; Use your Hard Work to unlock the Key to converting those Opportunities to a Prosperous Career. - #8WeekSuccess

Your Mind Bandwidth and The Proper Approach to the Scarcity Mindset - #KeySuccessIdeas

If you are to be an Entrepreneur you will experience Scarcity, and if not handled properly it may worsen and turn into a Scarcity Mindset - #KeySuccessIdeas - I define Scarcity Mindset as becoming a master at conjuring excuses when one’s production remains scares. Scientists have studied this phenomenon and it has to do with Bandwidth, more specifically our Attention Bandwidth, or our Mind-Juggling Bandwidth.  

 

Let me explain a bit… Let’s say you are headed to hunt for listings; you give yourself an hour a week in a neighborhood to try to secure conversations with neighbors, so you can locate a few who are thinking of either Selling or Buying. That is a Good Strategy… But, while you are focusing on that task your phone rings, or your Social Media/Email dings; because you don’t have any listings your mind attempts to steer you towards the distraction and away from what you are currently doing. You are afraid of missing something because it has been weeks since you have had a closing or a good contract. When you experience that fear of missing out, you are seeing the signs that you are in Scarcity Mode. (PS: Consider Neighborhood Prospecting 3 to 4 times a week in stretches of 90 minutes - you’ll get better results.)  

 

When you get into the Scarcity Tunnel, any flicker of hope catches your attention; and takes you from being deliberate with the task at hand. Remember, you were doing an important prospecting task; you went to the neighborhood to hunt for potential business and all your attention should have remained on that. Had you not been in a scarcity mode, you would have ignored your Phone and all the dings; you would have focused for 60 minutes on talking to as many people as possible and eked an appointment or two.  

 

Bandwidth; Yes your Mind has Limited Bandwidth. The more you understand that the distractions caused by desperation and/or by carelessness are hurting you; the more you will appreciate Time Blocking Activities and sticking with One Focused Prospecting Activity at the Time. You must prioritize your “hunting/fishing” activities; you have already learned how to use your spears or fishing rods; you have gathered your basket of checklists; and now you must hunt or fish for the amount of time you have decided it should be - and you must turn off your mind from any distraction.   

 

I am going to offer a reflection and many of you will disagree with it; but do me a favor apply a little of it in the near future and tell me what changes you notice in your life - I argue it will be good for you. I call it Be in the Here and Now! When you are eating – Eat; When you are sleeping – Sleep; When you are driving – Drive; When you are reading – Read; When you are creating a flyer – Create; When you are kissing – Kiss; When you are Prospecting – Prospect; When you are loving – Love; you get the idea. I am fully aware that I am going to get a huge push back, but I am not arguing that you must do this - I am just suggesting that there are many moments in your day when this way of being proves to be very productive. - #8WeekSuccess

Consider Becoming a Pro-Active Happiness Warrior - It is Life Changing - #KeySuccessIdeas

I am sure many of you remember watching horror movies, in which the main characters defend themselves from a killer or a monster by shielding themselves in their home, only to find out later that the horror was inside the home all along. #KeySuccessIdeas - Negative Self-Talk is the monster that wants to rule our Minds; but our minds should be homes for our Creativity not for monsters to wander freely. 


When you allow yourself to Repeat Negative Thoughts about your abilities, and let them roam freely in your mind, you are the one opening the door to the Demons of Stress, Fear, Failure and Agony.  You may not realize that you hold the key to keep the monsters at bay, and that you have the right sword to slay them if they attempts an incursion - it’s called “Affirmations wrapped in Proactive Happiness.” 

 

We must all learn to slay the monsters of Perfectionism, Procrastination, Hesitation, Doubt, Anger, and choose to proactively take on Depression, Anxiety, Guilt, Gloom, Despair, and more. Our first step on this journey is the realization that we hold the controls and that there is a pathway to Clarity. Your pathway maybe different from others, but it is yours; and therefore you must trust it

 

I have written in recent blogs about Mantras and Affirmations, and in this post I would like to probe Pro-Active Happiness. Pro-Active Happiness is the Deliberate Act of Taking Responsibility for one’s Happiness, and to become a beacon of Hope in the Happiness of all those around you! Not an easy task, is it? 

 

 Let us first Affirm the following: “I am a Pro-Active Happiness Warrior!” 

 

Let us also realize that “Our Thoughts affect our Feelings!” So choosing what to think about, and how to think about it, matters a lot. If I let in all day long “Breaking News” from the News and assume it will not affect me; then I am committing the cardinal sin of Denial

 

I become what I let into my mind!” If you hang out bars you will drink; if you hang out cigar shops you will smoke; if you hang out bookstore you will read; if you hangout casinos you will gamble. The environment you create around you will affect you. A Pro-Active Happiness Warrior becomes aware of their environment

 

This next one is hard to swallow for all of us: “We become the average of the 5 people we interact most in our life!” I saw many throughout the years try to avoid this truth, and it is because one or more of those five is a dear friend, or a family member they love deeply; but that person spews negativity all the time and makes them feel terrible about themselves, and yet they think love will wipe it away. Like I said this one is really really hard. If you choose to be a Pro-Active Happiness Warrior then you will know who to distance yourself from some - but let us all agree that changing them is an illusion; they have to want to change themselves, and many of them don’t want to. 

 

Pro-Active Happiness Warriors are fully Accountable for their Happiness; are mindful of what they ingest mentally and physically; are keenly aware of their environment; understand the concentric rings of friendships and keep those closest who nurture love and gratitude; read good books and journal regularly; encourage others in their pursuit of happiness; probe their thoughts constructively; and most importantly never worry about being happy because they know they are happy!  - #8WeekSuccess

This coming week, Tuesday August 20th through Thursday the 22nd, is my Week of Training with all of you on Live Interactive. #LiveTrainingRE - The three 3-Hours Workshops on the i-FAStTRAC Real Estate Training Program will focus on three topics: Social Media Engagement, Video Marketing, and Search Advertising

Bravery should matter most in the life of an Entrepreneur; Bravery is how days are measured for Independent Contractors; #KeySuccessIdeas - Bravery is the least understood trait of Entrepreneurship - so let us unpack it in a creative thoughtful way. Bravery has nothing to do with Bravado or the Macho behavior of huffing and puffing one’s ego to be noticed. It is also not simply reduced to the actions of a select group of heroes who rise up when a crisis is taking place - Bravery is available to all of us and we can tap into its power at will. In fact I advance that we must tap into its energy daily!  

 

Bravery is the Courage to Keep One’s Word with the daily Monotony of One's Business Plan - That’s it! Nothing more profound than that.  

 

Bravery happens in the silent moments between you and you when you start talking yourself out of doing that which you know must be done! The only true barrier to achievement is the lack of follow through - you said and planned to invite 20 people to the Business Event - You do it intentionally: You are Brave; You don’t do it: You are not an Entrepreneur.  

 

See, it is simple, no room for excuses of big discussions about how unfair the universe is - you planned it then you did it to the best of your ability until you completed it; then you repeat that every day. The weakness of bravery is revealed when accolades are sought for doing the miraculous - that is not a meaningful attribute of Bravery; that is “Ego Stroking” and Hollywood Movies focus on that so much so that we forget the simple idea “Keep Your Word.”  

 

And while we are at it the Opposite of Bravery is NOT Cowardice - it is “Being a Dabbler!” A Dabbler sways in the winds of excuses and lacks the fortitude to stay true to their character; until one day nothing of substance is left.  

 

When you sat yourself down and chose to embrace the life of an Entrepreneur, you unwittingly made a promise to yourself to Do what You Say you’re going to Do - it is called Integrity; that is the life of Prosperity and Richness you have chosen, and you are the main conductor - Time to Step Up! - #8WeekSuccess

Workout the Left and Right Hemispheres of your Brain Daily - #KeySuccessIdeas

I am sure by now many of you who follow my writings have noticed that I am very interested in the role the mind/brain play in the Success journey of Entrepreneurs; #KeySuccessIdeas - I study Neuroscience Papers and love to find Exercises and Habits that keep our brains Healthy and Creative.

 

Today I want to introduce you to Emergenetics Brain Gym® Exercises - 26 activities that will help you think better, stimulate your brain, bring clarity to the way you think, and start nurturing healthy exercises for your Brain. These activities along with a program called “learning through movement” were developed by educator and reading specialist Paul E. Dennison and his wife and colleague, Gail E. Dennison.

 

The more the left and right hemispheres of your brain are made to communicate the healthier your thinking; and since each hemisphere controls the motor functions of the opposite side of your body, then exercises made to bring the left to the right and vice versa stimulate that connection.

 

One of the Exercises is quite simple and I have adapted it to my style of living - it is called the Cross Crawl Activity. This is my version of doing the Cross Crawl Exercise: Stand up and Arms up then bend gently and bring your right hand to touch your left ankle, in a gentle motion and without straining or hurting yourself; take a breath; then stand back up and take another breath; say your Mantra or Affirmation of the day out loud is possible (if you are self-conscious you can say it to yourself under your breath.) Now bring your left hand to your right ankle and repeat the cycle. Note: if you have a bad back or are not capable of doing this exercise standing up, you may do it sitting down.

 

I do 10 sets each morning, but the number of sets is really up to you. Some of you may opt to do this variation of the Cross Crawl exercise: Stand up and Arms up; while remaining standing bring down your Right hand and bring up your Left knee and gently tap it while taking a breath; then put your foot down and as you bring your arm back up say out loud your affirmation with serenity and intention; then cross over. Decide how many sets you want to do - but try to do at least 10.

 

Obviously these are mere suggestions and I am not an exercise trainer, far from it… I am simply bringing to your attention the connection between your Mind and your drive to achieve and succeed on a daily basis. The analogy of thinking of the brain as a muscle that does well when exercised could benefit you as an Entrepreneur; your clients demand a lot from you; your family and friends do not always understand what you go through as an Independent Contractor, and therefore you have to find your own center of peace and strength. - #8WeekSuccess

I find the word Opportunity to be a beautiful word, a very aspiring word full of ideas and excitement; #KeySuccessIdeas - it conjures the beauty of the possible and smirks at the “impossible.” Entrepreneurs must become very friendly with the concept of Opportunity and mold it into their Daily Business Reality - Opportunity is not wishful thinking; Opportunity is the Practical Implementation of Daily Checklists and activities that bend results to your Will.

 

Entrepreneur Idea #1: “Opportunity is all around you, and hangs out just a tad outside your Comfort Zone!

 

Entrepreneur Idea #2: “Anything Others are doing to become Magnets to Opportunity Can be done by You!

 

Let us break down the following insightful quote, attributed to one of our founding fathers Thomas Jefferson: “I’m a great believer in luck, and I find the harder I work the more I have of it.” Since I am a Mathematician I shall look at it statistically - I would define luck as a Probability Event, commonly called a Numbers’ Game.

 

Let me explain: Say you are a Realtor; by the way New or Experienced does not matter when it comes to Opportunity; and you take a training seminar with Key and he says: “In the United States for every 100 Homeowners in a community; 2 to 3 are already listed; 5 to 7 are in the Active Thinking Stage of Selling; and the rest are not thinking actively about selling.” These are NOT my Statistics - these are the Annual Statistics of Sales in the United States.

 

You say to yourself that you want to become “lucky” and Get Listings; Well, if you create a work plan to go to 100 doors per week and ask them if they are thinking about moving; then you will probably talk to 20 to 25 people - so your odds of getting lucky is 1 to 2 people per week; in others words you will have a chance to talk to 1 or 2 homeowners who are actively thinking about selling a week. If you do that weekly for 3 months you will end up talking to 13 to 23 Homeowners who are actively thinking about Selling - all you have to do is listen well, ask them to let you list their home; show them your Marketing Plan and you will end up with 3 to 5 listings in 3 months.

 

Is it Hard Work? – You betcha; Do your odds go up and you become luckier to meet the right people at the right time of their move? - Yes You do! “The Harder I work the Luckier I Get!” What if you told yourself that you will door knock your neighborhoods 25 doors a day between 5pm and 7pm and do it 6 days a week; Now you are doing 150 doors a week; and because you are not afraid to work hard you end up doing about 2,000 doors in 3 months; You know that not all doors will open but 20 to 25% will interact, you will end up interacting with 400 to 500 homeowners; and the stats tell you that 5 to 7% are Thinking of Selling - so you will be in front of 20 to 35 Future Home Sellers - Now your odds of getting appointments have increased dramatically; and you can envision getting 6 to 10 listings per quarter - it is called stacking up your odds (Luck)!

The Gentle Cleaning of our Minds with the Soapsuds of Mantras - #KeySuccessIdeas

Most people agree that washing your body is an important activity and we do not think twice about it; #KeySuccessIdeas - but how about your mind? Well your mind needs cleaning from time to time; and some argue that we need to give it a gentle scrubbing daily. When we ruminate and obsess over the negative thoughts that creep into our minds we give them power, which then manifest as stress and physical illness. We humans love to be tormented by our past, obsess over worst case scenarios, dwell too much on our limitations, our failures, and drive ourselves insane comparing ourselves to others who we perceive as better than us.

 

All this negativity needs a good scrub; because negativity ferments more negativity - many of us cannot have a good night sleep because our minds are too loud, and we must learn to bring some peace and quiet up there. We have all learned lots of techniques to keep our bodies in shape, and we all accept that it is healthy to brush our teeth, to take a bath, to wear clean clothes, to smell clean - we need to accept that thinking clean and healthy is as important.

 

Mantras, Affirmations, Prayers, and Incantations are truly the soapsuds for the gentle cleaning cycles of our minds; and each one of us can borrow this soap from a nice neighbor, or go further and make our own soap. In Sanskrit the word “Mantra” translates into “Mind Tool” and “Thought Instrument” - which is quite apt. The way to grab the mind and clean it is by Repetition, and Mantras/Affirmations have no affect is they are not repeated and implemented daily. The brown sludge of Negativity does not relent easily; it only succumbs to daily doses of Repetitive Mantras - much like cleaning your teeth, at least twice daily for a solid 2 minutes of brushing.

 

Some argue that Mantras and Affirmations must be written in a positive format, and that is not bad advice - but again you are the captain of your mind-ship, and if you wish to choose a phrasing that helps you escape the swirls of negativity that does not adhere to a typical phraseology - go ahead and do it; what matters is that you are doing it. Write and/or Adopt Mantras that spin your mind towards Confidence, Competence, Serenity, Beauty, Acceptance, Joy, Love, and by doing so you are rinsing the sludge of Negativity and not letting it repeat its foreboding fears. This is NOT an exercise in denial – it is in fact an act of acceptance and moving on.

 

Say you feel anguish over a Presentation you are soon to give; you could for example imagine being Kramer (from Seinfeld) and using his famous phrase: “I'm out there, Jerry, and I'm lovin' every minute of it!” but instead of saying Jerry, replace it with your own name, and it becomes: “I'm out there, Key, and I'm lovin' every minute of it!” Of course your Mantras and Affirmations are your own, no one should force anything on you - this is the kind of Artisan Soap you make yourself, and/or you can even borrow some…

 

Remember; don’t let outsiders dictate how long or how short your Mantras/Affirmations should be, or in what format they should be published - they must resonate first and foremost with you. Some like to pick one and stay with it for an extended period of time; others like to have multiple ones that they recite daily.

 

Here are some of mine and you may borrow and twist them to your needs: “I accept my past; I have made amends for my errors; I accept life as it is; and I strive to bring beauty to the world!”  “I Wake up this morning with No Fears and No Regrets; All I need to focus on is to be a little better than Yesterday!” “I have Stamina, Courage, and Intention - I get what I focus on!” “Today is a beautiful day because I say it is a beautiful day, and no one is allowed to ruin it for me!” “I am a person of influence who nudges Complacency out of the way!”

 

I encourage you to find time for this important cleaning process; your mind is beautiful so keep it clean by creating, writing, and repeating Mantras that reverberate with you. Your Career as an Entrepreneur and Real Estate Professional is about Competing for Buyers and Sellers - #KeySuccessIdeas - there is a truth in Real Estate you must comprehend: Every year 5.3 to 5.5 Million Homes change hand; that’s 10.6 to 11 Million Transactions (sides) take place in the US, and it has been that way for the past 10 Years. A smart Agent realizes that these transactions will occur with or without them - it is their job to Become Valuable to the market so they can get their fair share of transactions each year.

 

Your first step in becoming valuable is to realize that your Real Estate License is NOT enough; it gets you to be in the arena, but you are not guaranteed a spot on the playing field; the field is reserved to Prospectors - not observers. No one gets paid to sit on the stands and watch the game of Real Estate - so decide today, right now and right here: “I am a Prospector!

 

The skills prospectors develop are focused on the mastery of the phone and the mastery of the appointment. You are in the business of talking to people - the goal each week is to create 2 to 3 appointments, preferably 1 Appointment with a Seller and 2 with Buyers - that’s 100 to 150 appointments a year. The magic of the transaction happens at the appointment - not over the phone. The phone conversations are meant for creating appointments - we do NOT Sell on the Phone, ever

 

The big picture of Becoming Valuable is living with this Big Question on a daily basis: “What must I learn about the Market that is so Valuable that I become the Realtor Buyers and Sellers select?” Let me share some major weaknesses I notice in our industry: A large percentage of Real Estate Agents do not know what a Neighborhood Market Report is; do not know what the statistics in it mean; are not shown how to pull one from their MLS; do not know how to create boundary maps for neighborhoods; do not know the mix of property types by neighborhood; never look up the days on market; confuse the average price of a neighborhood versus the median price; and I can go on…

 

These weaknesses in knowledge make you less valuable; this is why you hear agents making stuff up when consumers ask them about the market conditions. I say we can do better; we must do better; our industry is in need of Valuable Real Estate Professionals who make Studying the market their priority - please choose to become one of those few Valuable Prospecting Players. - #8WeekSuccess
